Frequently Asked Questions

 

  • 1. What kind of pets do you allow? Do you permit exotic pets? We allow small pets up to 25 lbs. We have breed restrictions; call for details.

 

  • 2. How many pets may I have? A resident may have a maximum of 2 pets in the apartment.

 

  • 3. Are there any deposits, special fees, or monthly charges to have a pet? There is a NON-REFUNDABLE $250 pet fee to be paid at the time of moving in and we also charge a fee of $15 per month, per pet.

 

  • 4. Is my security deposit totally refundable? A certain amount of your security deposit is autmatically held to cover the cost of carpet cleaning upon move out. After a walk through is completes, any damages to the apartment are deducted from the security deposit and any remaining portion would be refunded.

 

  • 5. If I get a job transfer, can I break the lease? We have an early termination clause which allows a person to break the lease early once they have completed 6 months in the rental agreement. Proper notice must be given and an early termination fee equal to the monthly rent is charged.

 

  • 6. What utilities are included in my lease? Water, sewage, and garbage are included in the rent.

 

  • 7. How long is the term of the lease? 12 months.

 

  • 8. Do you accept leases for short terms? No.

 

  • 9. If something needs to be repaired in my apartment, how do I report it? Tenats are asked to report maintenance concerns to the rental office. After hour emergencies should be reported to the maintenance after hours phone. 

 

  • 10. When is my rent payment due? Rent is due on the 1st of each month.

 

  • 11. What day of the month am I liable for a late charge? Late charges are assessed at the close of business on the 5th of each month.

 

  • 12. Will you accept electronic payments from my bank? Tenants have the ability to pay rent online through rentpayment.com

 

  • 13. Is there a place where I can pay my rent after office hours? After hours rental payments can be put in the rent drop box by the front door of the rental office.

 

  • 14. There is a person who might be staying with me for a while, is that permitted by the lease? Aspen Bluff's lease permits guests uo to a two week stay. Guests staying longer than 2 weeks must be discussed with the property manager and/or added to the lease.

 

  • 15. Do you have reserved parking? Each building has ample parking places, so there is not assigned spaces at this time. 

 

  • 16. I have a motorcycle, where can I park it? Motorcycles may be parked in the back rows of each parking lot and must adhere to the parking rules and regulations of Peoria County.

 

  • 17. My children live with me in the summer; do I need to notify your office when they arrive? Yes, all guests or occupants living in the unit over 50% of the time must be discussed with the rental office.

 

  • 18. Can I install my satellite dish at my apartment? Satellite dishes are not allowed at our community. Comcast is the current cable provider for our area.

 

  • 19. Do you have cable services? All of our apartment homes are cable ready.

 

  • 20. Will you accept my delivery packages for me? We will accept packages in the the rental office if you have signed a waiver allowin gus permission to accept parcels for you.

 

  • 21. Do you have a list of Preferred Employers? Not at this time.

 

  • 22. Where do I register to Vote? You can register to vote that the Secretary of State's office which is located less than 1 mile away from our community.

 

  • 23. How is your property different from the competition?
