  • 1. What kind of pets do you allow? Do you permit exotic pets? We do not allow pets.

 

  • 2. How many pets may I have? 0.

 

  • 3. Are there any deposits, special fees, or monthly charges to have a pet? N/A

 

  • 4. Is my security deposit totally refundable? No, there is a fee for carpet cleaning as stated in lease and any other charges for repairs or cleaning above normal wear and tear.

 

  • 5. If I get a job transfer, can I break the lease? Yes, by paying a buy out fee that's equal to 1 months rent after 6 months of residence and proper written notice. If you leave before 6 months, you will be responsible for the rent and utilities until we can find a qualified applicant.

 

  • 6. What utilities are included in my lease? Garbage, sewer, and water.

 

  • 7. How long is the term of the lease? 12 months.

 

  • 8. Do you accept leases for short terms? Lease term is for one year with no exceptions.

 

  • 9. If something needs to be repaired in my apartment, how do I report it? If the repair is not an emergency, please contact the management office to report your problem so a work order may be issued for maintenance to make the necessary repairs or schedule a time with you to make the repairs.  If it is an emergency, please call the maintenance emergency number so the repair may be addressed immediately.

 

  • 10. When is my rent payment due? 1st of each month.

 

  • 11. What day of the month am I liable for a late charge? On the 6th of each month.

 

  • 12. Will you accept electronic payments from my bank? http://www.rentpayment.com/   E-checks and credit card payments can be made on this website.

 

  • 13. Is there a place where I can pay my rent after office hours? Yes, we have a drop box located to the right of the managment office door.  You can drop your rent check, or any other correspondence for the manager or maintenance personnel here. 

 

  • 14. There is a person who might be staying with me for a while, is that permitted by the lease? Any guests are limited to a two week stay in your apartment.  Any stays longer than that need to be approved by the Property Manager.  Anyone staying long-term will need to go through the application and approval process to be added to the lease.

 

  • 15. Do you have reserved parking? We do not, except for handicap spaecs.

 

  • 16. I have a motorcycle, where can I park it? You can park your motorcycle in any parking space on the property except the handicapped spaces.  Please do nto park it on the sidewalk or your patio.

 

  • 17. My children live with me in the summer; do I need to notify your office when they arrive? Yes, so that in case of an emergency we will be able to account for everyone who lives at the property.

 

  • 18. Can I install my satellite dish at my apartment? Yes but only for the south facing apartments and according to our instillation guidelines.

 

  • 19. Do you have cable services? We do not provide cable service for apartments, but each apartment is cable-ready with hookups in the living room and bedrooms.

 

  • 20. Will you accept my delivery packages for me? Yes, we accept package delivery if it is during normal business office hours.

 

  • 21. Do you have a list of Preferred Employers? No.

 

  • 22. Where do I register to Vote? At the Buffalo County Courthouse on 16th Street and Central Avenue.

 

  • 23. How is your property different from the competition?
